Mr. Jigesh Desai is the Product Head for Real Estate having joined NJ 9+ years back when he was an entrepreneur in the realty market. With an experience of over 15+ years, Jigesh is the person with sound grip on the realty market.


ES: Please share the vision and goals of NJ India Realty. Which past projects have you successfully executed?

Jigesh: NJ was in financial product distribution business since 1994 and Wealth Creation for investors has always been at a center of its philosophy. At NJ, we do investment guidance for our investors and real estate is also an important asset class having its own benefits. So to provide a real and tangible option for diversification to investors we began our journey in this vertical.

We have expertise and worked on different category of real estate projects. From time to time we have launched projects by considering the opportunity for investment and the market demand. At NJ Realty, we have strong track record of completing & delivering projects on time and we have successfully sold assets of Rs.730+ Cr. And 4000+ units till date. ES: How do you position real estate offerings in the Partner's product basket.

Jigesh: We are wealth creators and all NJ's Partners share the same vision. Currently investors are investing in two products as a physical assets – Gold & Real Estate. Gold is already available and paper format. And by having physical real estate in the Partner's kitty, always give them an edge in product offering and also helps them to serve the needs of investors. Investors have differing comfort levels with different products and its always welcome that a Partner is well equipped to meet all investment needs and provide product options.

ES: Why do you think that Dahej is an attractive destination for real estate investment?

  • Dahej has now emerged as one of the biggest and most vibrant industrial hubs within the state of Gujarat with great connectivity to cities and industrial belts in Gujarat via roads, railways and sea.

  • Dahej is in close proximity to PCPIR - a specifically delineated investment region planned for production facilities for petroleum, chemicals and petrochemicals.

  • The multi-product Special Economic Zone (SEZ) at Dahej has made it to the world’s top-50 ‘Free Zones’ and is the only SEZ from India to have figured in the list from 24 countries for the year 2012-13.”

  • Most importantly, Dahej will benefit from the passing of the Delhi Mumbai Industrial Corridor (DMIC) – the biggest infrastructure project in progress in India to create industrial hubs on this corridor.

We strongly believe that due to industrialization taking shape around this area, will witness a huge demand in residential and social infrastructure . There are many migrants working as employees in all these companies and there is no organized & structured supply available against a growing demand. Thus, there is a clear big gap in demand & supply which our projects aims to fulfill.

ES: Can You Highlight the projects you have delivered in dahej and what are your future plans?

Jigesh: We have developed and delivered three plotting schemes: NJ ECO Habitat 1,2 & 3, which comprises of 1000+ plots. We also have successfully developed 3 commercial complexes comprises of 100+ shops. Presently we are developing a residential project called NJ Zinnia – its a project of premium 126 (3 BHK) Villas. We have designed NJ Zinnia for Corporates who wants Guest Houses nearer from their plants/dahej.

NJ Realty is sitting with a huge Land Bank in Dahej and will launch the residential products for each and every category of employees (Top Mng, Middle Mng & Lower Mng) working in industries.

ES: Tell us more about NJ Zinnia. What are its attractive / distinguishing features?

Jigesh: NJ Zinnia is very ambitious and one of the big projects conceived by NJ Realty. It is being developed at very strategic location called Dahej near Bharuch, Gujarat. Its a fully integrated residential project providing end to end solution for livelihood.

There are many distinguishing features this project have, mainly:

  • The location of the project itself – Dahej which is at a strategic location experiencing industrial revolution but facing a huge demand and supply gap in residential from organised players. All bungalows are fully furnished with club house and many other attractive amenities.

  • It is a project being developed & registered under the norms of IGBC. meaning that it is designed & developed for green living environment

ES: You have recently introduced a concept of Rent Pooling in NJ Zinnia. Please tell us more about it.

Jigesh: A rent pooling is a concept where an investor will always earn, irrespective of whether the property is rented or not. In NJ Zinnia we have created a pool account with IL&FS Trust Company Ltd as a trustee.

Below would be the process for rent pooling:

  • All the rent collected form the tenants would be pooled in the Trust Account.
  • NJ for its services would charge a fixed percentage from the monthly rent collected.
  • Every month after the deducting the expenses, the rent collected would be distributed among the property owners in the proposition of the land area.
  • Owners would have flexibility to exit anytime from the pooling arrangement subject to conditions.

Rent Pooling concept provides an advantage to investors of getting regular monthly rent even though their property may not be on rent. There is no hassles and worries of maintaining the property and Investors do not need to deal with the brokers to get their property on rent with right tenant.

ES: What would be your advice to investors looking for investment opportunities in real estate?

Jigesh: At NJ India Realty, we aim to provide a strong value proposition to our investors with our offerings which are also great opportunities for investment.
